Owner Names from Tax Records

Owner Name MUST match the Tax Records.


If all parties on Tax Records are alive, they ALL must sign. We cannot sell someone's property without their knowledge.


If there is a Power of Attorney, they must sign for Owner, BUT the Owner Name lines must be the name on tax records; signature will be name of POA. i.e. Ximena Trujillo, POA 


If an owner is deceased and the other is living, only owners that are living need to be added to documents/signatures. 


If all owners are deceased, the Owner Name line must say Estate of ____, signed by Executer.


If the owner is an LLC, the LLC must be on Owner Name lines, but signature must be a person, cannot be an LLC.
